It seems like everyone lives such busy lives that they only want to buy a house that is turn key and ready to move into.  There are so many houses on the Ottawa market right now that buyers have lots of choices.  If you want to sell your house quickly then you have to put some work into fixing it up.

Welcome to this ‘move-in-ready’ town home

These homeowners worked so hard and the results are HUGE.   All the main living spaces were painted in a pale gray that was inspired by the tile and the fireplace since that is staying with the house.

014
BEFORE – There was too much furniture in the room and there wasn’t any real focal point

AFTER – remove the heavy drapes instantly lightened the room. The homeowners completely painted the entire main floor in the lighter pale gray to compliment the fireplace. Black slip covers gave their worn furniture a facelift. I used gold as the accent colour to work with the beautiful hardwood floors and to warm up the gray (which can feel cold on it’s own).
016
BEFORE – There was too many personal pictures for staging their home and the wall sconces were broken

AFTER – now the fireplace is the focal point of the room
019
BEFORE – the furniture placement didn’t allow you to walk through to the kitchen since there was an end table between the two sofas

AFTER – removing the large sofa from the window completely opened the room and allowed easy access to the kitchen
011
BEFORE – this room only need a coat of paint
turn key afters006
AFTER – the dining room felt very elegant is the soft gray
022
BEFORE – the kitchen needed a lot of work. the cupboard doors were damaged and the backsplash and flooring were also damaged and worn.

AFTER – the homeowners laid new tile flooring, refaced the cupboard doors, replaced the counter tops and put up a new backsplash. This was all done on a modest budget but the results are stunning
024
BEFORE – the first thing I noticed were the broken blinds and the huge TV in the kitchen area

AFTER – Replacing the blinds and removing the TV made a huge difference. Keeping the same light gray throughout the entire main floor keep it feeling bright and large. Notice how all the colours flow from room to room
036
BEFORE – I can’t stress enough how important master bedrooms are when selling your house. This room was overcrowded with furniture and different paint colour blocking

AFTER – removing half the furniture, painting the walls one colour, adding lamps and artwork pulled this room together

AFTER

026
BEFORE – this wall colour didn’t have much personality but since the homeowners didn’t want to paint this room I had to bring in some inventory for a punch of colour
turn key afters31
AFTER – adding some bold linens and strong colours the walls looked freshly painted even though they weren’t. Fresh white blinds in all the rooms help keep a modern and clean feel to the house
028
BEFORE – what little guy wouldn’t want this bedroom? It just needed a tidy up so you focussed more on the mural than anything else

AFTER
033
The linoleum flooring was torn so the homeowners wanted to retile. They had some tiles that they bought a couple years ago and wanted to use them
turn key afters41
AFTER – it’s easy to make any colour combination work through the right accessories. This artwork pulled all the colours of the floor and the counter top together. Adding a new shower curtain and towels finished it off
050
BEFORE – in a town home every inch counts. They had made a little nook into a home office
turn key afters28
AFTER – I found the space too confined for an office and I knew the inspectors would need to get to the utility closet so I turned the office into the toy room for the kids
051
BEFORE – this used to be the toy room but once we moved the toys to the old office we brought the office to this space
turn key afters29
AFTER – once again the same gray paint was also put all downstairs. Now this is a great home office which appeals to the masses
turn key afters30
AFTER – since we removed one of the sofas from the upstairs living room we brought it downstairs and created a great family room
