Multiple Offers on a Staged House on First Day.

Tight time constraints are always the biggest factor when Staging a house. Often clients put an offer on their dream home with the condition of selling their house first. There is only so much we can do together under the pressure of the clock and budgets. The good thing about these situations is that the clients are very motivated and are willing to work quickly in order to not lose their other house. Here is an example of how much can be done with great team work, and help from family and friends. Just after 4 days after meeting …

Casual Decorating with Mason Jars and Wild Flowers

As I was walking through the grocery store, I immediately fell in love with these blue mason jars! I had never seen coloured mason jars before. However, I didn’t think of them for jam or jelly.  I immediately visualized them with wild flowers. On my way home from work today, I stopped and picked these along a country road.  You really don’t need many to fill these little jars. I kept the metal rings around the jars but removed the sealing lids so the flowers could sit inside. When you group smaller, similar items together on a tray, it creates …

My Most Popular Staging Question

Do I need to paint my entire house gray when I’m selling my house to be current? I get this question all the time so I thought I would write this post to put it in perspective. The answer is “No” You always have to think about the integrity of the home whether you are preparing your house for resale or just wanting to update it for your own personal pleasure.  Take an objective look at your entire house and look at the things that you are not changing (ie. flooring, carpet, tile, backsplash, stone, fireplace surround, countertop etc.)  These …

Update Your Paint Colour When Staging

This lovely home has a great layout.  I just felt that there were too many paint colours on the main floor since they had beige, chocolate brown and royal blue walls.  Buyers are looking for more neutral colours so the house is move-in-ready. I suggested that they keep all the beige walls since they were nice and neutral, but paint any royal blue and chocolate brown walls in a dark gray.  I chose gray since there was a gray vein in the counter top and they also had two gray chairs in the living room.  The beige colour didn’t look …

Traditional East Meets Modern West in Staging

I have to admit, I have a true love for Oriental furniture so I was very excited when I walked into this house.  The homeowners are global travellers so there was an eclectic feel.  The biggest problem with the house was that there was just too much of a good thing.  I wanted buyers to focus on the ‘space’ and not the ‘stuff’. Paint Colour By the time I took this photo, we had already rearrange the furniture and removed several pieces.  The one thing that stood out to me was the paint colour.  The peach walls were clashing with …

Bold Accessories

The current trend in wall colour is gray, taupe or white.  These cool colours are lovely, but they can also feel too cold or institutional if you don’t add additional colour. When we stage, we often paint all the bedrooms a neutral colour so it’ versatile for anyone at any age. Have Fun With Colour This room definitely needed some help.  I only had their blue chair and lamps for my inspiration. I wanted this room to appeal to an older child since I had a queen bed to work with. As I mentioned, the lime and the blue were my …

Staging with Reclaimed Wood

I learned so much from my clients!  Their rental property was virtually empty, so together we came up with a plan on what was necessary to bring in for the sake of Staging. A Bed for Everyone They brought in a head board that they had made out of reclaimed barn board.  How cool is that?  Furniture made out of reclaimed wood is so on trend and that is exactly what the buyers are looking for. The window was framed with blue drapes to add some softness to the rustic look.  The room is very large so adding the patterned …

Paint is The Quickest Way to Transform a House

I never really know how much clients are willing or able to do when I first them.  These clients blew my mind with their enthusiasm and talent. I immediately knew what I wanted to do when I walked in the door, and I was pleasantly surprised that we were all on the same page!  The house had previously been rented out so it had been neglected a bit and it definitely needed some updating and then some inventory from Styled & Staged to bring it to life again. Of course, the biggest thing is to always stay on budget and have a …

A Blank Canvas is Ideal for Staging

I was immediately excited when I walked into this main living space since it was a great size, the walls were a nice warm neutral colour, they had nice furniture, there were lots of large windows and the floors were stunning. Accessories The homeowners had already started to pack so that is why there are boxes on the floor etc. I was thrilled when the homeowners agreed to buy a new larger ivory area rug.  It was a game changer for me since I could then bring in the more current colours that young buyers are looking for.  The larger area rug also …

Inspired by the Colours of Spring in Home Staging

The air is getting warmer and the flowers are starting to bloom. I’m always inspired by nature and the different season when it comes to Staging.  In Canada, the weather affects how we live in our homes, so I like to decorate/stage accordingly. Give the Room Some Life The homeowner’s were using this as their ‘catch-all’ room. I immediately saw the potential of turning it into a fun and whimsical kid’s room.  The room had two large windows and the wooden floors were beautiful. We repositioned the bed and removed all the extra ‘stuff’.  This gave me a blank canvas to create a …
