Staging is Quite Different Than Decorating

Our goal is to keep costs down for homeowners by using as much of their furnishings and accessories as possible. We always work within the time line, budget and ability of the homeowners. All photos are published with the homeowners consent.

I love a challenge.  I was called in to stage this house after it had been on the market for a few weeks since they weren’t getting the traffic that they wanted. The MLS photos are so important to bring in buyers.  It can be very difficult to visualize furniture in a space since empty rooms always look smaller.  You also see every flaw in a house when it’s empty since there is nothing to distract you. Buyers are looking for move-in ready homes so that is what we gave them. Remove the Barriers Within minutes of being in the …

Go Shopping in Your Own House – Part 2

As mentioned in the previous post Part 1, I love the challenge of walking into a house and visualizing some of their furniture/accessories used in other ways that will enhance their home. Click here for Part 1. This is a perfect example of a house that had all the necessary furniture but it was in all the wrong rooms. We often use rooms differently for ‘living’, since we find it more functional, however, it’s important to consider how the masses will use the rooms. Give a Room a Purpose: My jaw dropped to the floor when I walked up to this …

Formal Living Room:   Balance and symmetry are extremely important in photos.  The white sectional was jammed in the corner and the heat register looked cumbersome. Fortunately, they had …

Staging an Empty Condo

I was asked to stage an empty investment condo for resale.  We started with giving the entire house a fresh coat of paint so it’s a blank neutral colour that will appeal to the masses. Since we only had a dining table and 6 upholseted dining chairs in the house, I needed to select and rent all the furniture.  Then it was a case of bringing in all the accessories from Styled & Staged. Inspiration The existing lighting really set the tone for the decor.  The homeowner and Realtor wanted the finished product to look elegant and classy, and that …

Earning Trust in a Staging Consult

Initial Consultation When I first met this client, she had just finished painting the entire house based on colours that a professional decorator had told her to paint.  It was extremely hard to earn her trust and convince her to repaint certain walls all within a few hours of meeting her.  She loved all her paint choices and was very happy with the other decorator’s plan. She even showed me the plan with great pride.  You have to remember, it was the Realtor who wanted me there, NOT the homeowner.  I was going against everything she had been working towards …

Happy Easter From Our Table to Yours

This has been a particularly busy staging season for Styled & Staged and we would like to thank all our loyal clients. for your continued business. Since I work with colours all day, everyday,  I wanted a serene colour palette for my table setting this year.  I absolutely love setting the table! It brings back so many fond memories of times I used to spend with my mom planning the menu and décor.  I hope that someday, my family will look back at these special occasions with the same fond memories. I decided that I wanted to keep the table …

Another Staged House Sold First Day

Sometimes when I go into a house, all it needs is some decluttering and then some fresh pops of colour through artwork and accessories. I use the seasons to influence my colour choices when I’m staging.  In March, we are all done with the cold and dreary winter Ottawa weather.  It’s time to lighten things up and inspire buyers. Switching Artwork Around: I really liked the homeowners’ large piece of artwork in the dining room.  The problem was, I didn’t have anything in my inventory to carry the same colour scheme through the main floor.  I was however, able to …

When Is The Right Time To Clean?

A Common Mistake I’m  just writing this quick little blog since it has been brought up 4 times in the last couple of weeks so I feel it’s important and relevant to mention. Many times homeowners will bring in house cleaners right before they put their house on the market.  That is a great idea, however the timing of WHEN you do it is just as important. Time lines are very rushed when you’re getting your house ready to list and there are so many steps involved.  As previously mentioned, I’ve heard lots of complaints about cleaners not doing a …

A 4 DAy Complete Make-Over

I need to preface this blog post by stating that the homeowners had already started to pack things up so that is why there are boxes and ‘stuff’ everywhere. I was very flattered when these clients requested my services after staging their last house 6 years ago.  It’s always nice going into a staging and you’ve already established a working relationship.  Since they had already gone through the process with me, I had confidence that everything would get done – and it did!  You have no idea how much I appreciate cooperative clients 😉 Cohesive Flow As soon as I …

Staging Took This House to Another Whole Level

This was a gorgeous house to begin with, but it needed some decorative accessories to maximize it’s value for resale.  We wanted buyers to see the potential lifestyle this house offers. First Impressions Huge bold artwork now greets you as you enter this modern house.  It really sets the tone for what buyers can expect during the rest of the tour. Since most of the walls are full windows, I wanted to capitalize on this wall for interest. Adding Colours and Patterns Once all the toys were removed, it was time to bring in some accessories.  The huge windows are …
