On-line Home Staging Package - $350

I have been Staging on-line with clients for years in areas where Staging services are not available.

During this Corona Pandemic, we all need to work a bit differently and still provide excellent service.

The biggest difference during this time, is that many stores are temporarily closed so we need to focus more on using what homeowner’s already have.

It’s amazing how you can transform a house by simply making sure the furniture is in the right place. Sometimes it’s a matter of moving furniture from one room to another to utilize the space better. Knowing what to remove or how to re-purpose something is extremely important. That is where I can help! Hiring someone with an experienced eye on Home Staging will set your home apart from other listings.

What is included in a On-line Home Staging:

  • I have a detailed phone call with the homeowner to explain the process and to manage expectations.
  • I ask for photos from each corner of each room.
  • I review the photos and prepare my questions.
  • Another phone call is used to answer my questions once I’ve had a chance to review the photos. There might be quite a bit of back-and-forth communication at this point. This might be the time to use Zoom, Facetime or Skype depending on their needs or for any clarification that I need.
  • Once I have everything I need from the homeowner, I provide a detailed report specifically for their house.
  • Since I am not taking in any inventory, I include some photos of inspiration as well as some links to stores that are still working on-line during this Corona Pandemic.
  • If the homeowner chooses, they can send me photos after they have completed the ‘to-do’ list on the report for final guidance.

Quick Plan - $225 (Currently Not Available Due to COVID-19)

Quick Plan is a NEW SERVICE. In today's market, houses are selling very quickly and there isn’t always enough time or need for a full staging.

This is a perfect option for a house that already looks great but just needs a bit of tweaking. This is a service when there isn’t time for painting, shopping etc. This plan is for houses that already have everything they need. It’s always wise to have a trained, objective set of eyes look at a home to make sure it looks it’s best for the MLS photos. You will be amazed at what can be accomplished just by rearranging furniture and editing ‘stuff’.

Offering this service to homeowners can set you above other Realtors when competing for a listing. It shows homeowners that you are taking care of them. Styled and Staged is always trying to serve Realtors and their clients the best we can in a changing market.

What is included in a Mini Staging:

  • A 2-hour consultation. The homeowner or the Realtor has to be present to answer questions and take notes
  • Styled & Staged will do a walk through of each room and advise on necessary changes
  • If time permits, we will move smaller items that should be removed and put them in a staging area for the homeowners to remove later
  • We will work with the homeowner’s accessories, artwork, linens and furniture etc.
  • We will rearrange as much small furniture or rehang pictures as time permits within the 2-hour consultation

What is not included in a Mini Staging compared to the other packages:

  • No follow-up report is sent to the homeowner/Realtor. It is up to the homeowner/Realtor to take notes during the consultation
  • No links are sent of suggested purchases
  • No Styled & Staged rental inventory is brought in

Basic Plan - $350 (Currently Not Available Due to COVID-19)

Every house can benefit from being Staged! This plan is ideal for homeowners who have all the necessary accessories to stage their home but just need a bit of tweaking.  Since decorating and staging are very different it’s extremely worthwhile having a house seen through trained eyes. Little changes can make HUGE differences.

One Time Visit:

Room by Room Analysis Including:

  • Establish the client’s needs and setting priorities based on their timeline, ability and budget
  • Paint colour consultation, furniture placement suggestions, editing recommendations
  • Recommendations of purchases to enhance the house for resale
  • Suggestions for minor ‘DIY’ repairs

Off-site preparation:

  • Write the Personal Report and e-mail it to the homeowners including photos taken so homeowners can see what the camera sees plus links to any necessary purchases for staging purposes. Homeowners and Realtors are always amazed how detailed, personalized and helpful the reports are

SPECIAL BONUS – Answer any questions from homeowners while they are out shopping or after they have sent us photos once a room is complete before the professional photos are taken. Styled & Staged will give feedback for the best possible results. Homeowner’s are never alone.

Premium Plan - $750 Plus Rentals (Average $300-$400/month)

(Currently Not Available Due to COVID-19)

If you want a real transformation, this is the recommended plan for you. It’s designed for homeowners who need a little more assistance with follow up and who will benefit from the extra rental inventory. Most homeowners need extra props to enhance their home in order to make the photos for the MLS Listing look their best. Renting props saves the homeowners time and money. It always takes longer than expected to buy the ‘perfect’ item and homeowners often don’t really know what to buy. Styled & Staged has spent several years acquiring current, stylish inventory to enhance ANY décor for an instant cohesive look. Inventory does not include large furniture. Styled and Staged works with the homeowner’s furnishings. Rental inventory is extra based on the amount.

Visit #1

This means that this house looks it’s best and then their new home will look just as amazing with their new purchases. Homeowners and Realtors are always amazed how detailed, personalized and helpful the reports are
  • Prepare and gather any rentals necessary for homeowners to take to their second visit
  • Answer any questions from homeowners on an on-going bases

Visit #2

  • Delivery and set up of Rental Inventory from Styled & Staged
  • Make sure that recommendations are being followed through and the schedule is on track 
  • Report back to the Realtor so they can schedule and book the photographer

Visit #3

  • Arrive before photographer for final adjustments and details
  • This allows for a any last minute changes or additional inventory to be brought in
  • This frees up the Realtor’s time since they don’t need to be there

Visit #4

  • Pick up Rental inventory once the sale of the house has gone firm or told otherwise

BONUS – Styled and Staged is available at any time during the process to answer the homeowner’s questions. Heather keeps in touch regularly to make sure that the jobs are on track. Realtor’s are cc’d on all correspondence for peace of mind.

Vacant Properties (Currently Not Available Due to COVID-19)

An additional fee may be applied for selecting all the furniture rentals from the rental company and ensure that everything is delivered and is coordinated with Styled & Staged accessories.  Staging accessories are additional based on what is brought in. The furniture rental fees are not included in our pricing since they are a completely separate company. All benefits from the Premium Package are included with package.
