Only One Weekend to Transform and Stage this House.

While some of you might have been enjoying the long Family Day weekend, Styled & Staged helped transform this adorable house.

It has so much personality and character and I’m sure a young couple starting a family will love living here.  Since it’s right across the street from an elementary school , a park and lots of young families are moving in, I felt it was important to Stage the house to appeal to that target market.

Know Your Target Market

This house has two bedrooms on the upper floor and one in the basement.

Although this is a great home office, it made more sense to turn it into a nursery upstairs beside the master bedroom..

Since the homeowners didn’t have a crib, they bought one on Kijiji for the purpose of Staging and then they can resell it right after the house is sold for the same price.  It’s much cheaper than renting furniture. The walls colours were a dark sand colour I decided to give a beach feel and bring in pastel water colours to make the paint colour work since there was no time for any painting. Notice how much bigger the window looks with drapes.

The white crib is great since it enhances the white bead board and it’s a nice contrast to the wall.  I feel like I am in a beach house with this artwork.  The built in bookcase can be used for so many different purposes.

It’s the little details that pull a room together.

Balance and Symmetry

You’ve heard me talk about this so many times, but balance and symmetry are very important in Staging since it relaxes the eyes so you can focus on the ‘space’ and not what’s in it.

I immediately liked the fact that the sloped walls were balanced and added character. I also like that they already had matching lamps and night tables.

The new linens to work with their gray drapes.  Gray is the colour that most young buyers are looking for so I wanted to show how you can incorporate the trendy colours with almost any paint colour. This house is move-in ready,

Every Inch Adds Value

We all use our homes the way that are functional for our needs.  However, this finished basement is a goldmine, and buyers needed to see it’s full potential.  They want to be shown how to set up their furniture.

Once all the instruments were removed, they borrowed sofas from a good friend who wasn’t using them anymore.  We were able to use their cushions and artwork from upstairs to keep things simple and the costs down.

Now buyers can visualize this amazing family/TV room.  It can be challenging without furniture to determine the scale of the room.

Current Colour Trends

It’s impossible to stay up to date with the current colour trends in décor.  Lately, buyers have been moving away from the tans and leaning more towards the gray and taupe cooler tones.  This can be easily achieved through accessories when Staging your house.

By adding softer colours, the walls didn’t feel as white.  The ivory area rug expanded the space and the colour pallet was extended around the whole main floor.

We moved the piano to the far side and brought in this chest on the right from the dining room.  It allowed us to create two nice vignettes.

This little nook can be used as a music room, a home office or even a kid’s play area.  The possibilities are endless.

Simplifying the number of  colours in a room makes it feel larger and more spacious. It’s the different layers and textures that keep it interesting.

This is a great size dining room.  This chest is the one that was moved to the living room.  This allowed me us to hang drapes on the walls.

Bringing in the same coloured artwork and accessories  from the living room really pulled the two rooms together. Notice the tan colour in the artwork makes the new colour scheme work together.  When I Stage a house, I always try to use very large canvas artwork so you don’t get the glare from the glass.

Removing the bookcase opened up the traffic flow.  The tall ivory drapes make the room feel more formal and they enlarge the window.

Showcase Benefits

This kitchen has a useful eat-in counter but it was hard to tell by some photos since the stools didn’t have backs so you couldn’t see that they were there..

Buy putting some place settings, you can now tell that you can actually sit and eat in the kitchen.

I’m sure this house will be sold very fast!  I would like to thank the homeowners for all their hard work.  I wasn’t sure it was all going to get done in such a short time line.  Great job guys 🙂
