Dramatic Before and After
January 27, 2012
It can be easy for homeowners to get overwhelmed with the thought of staging their home to sell but for me the bigger the challenge the more rewarding it is. I get so much satisfaction knowing that I can help make a total transformation on a low budget and in a short time line.
Always show the rooms the way they were intended to function for the masses. Buyers want to see if their furniture is going to fit into the appropriate rooms. This combo living/dining area is the first impression when you walk into the house. The area rug helps define the space and also tones down the blue walls. Re-arranging the furniture helps buyers see if their furniture would fit.

Before
This dining room was too cluttered and didn’t have the sophisticated look that they house needed. Adding drapes add instant formality and expands the wall visually.

The large bay window immediately gets the attention and the balance of the drapes. Creating a conversation area in the living room shows buyers how functional the room is.

The cupboards look so much newer and cleaner with the walls painted a warm tan colour that compliments the floor. Removing the border also gave the room height and made it more current looking.

Adding bold artwork makes the kitchen memorable and it helps tie the paint colours from adjoining rooms together for a cohesive flow.

Painting the family the same warm tan colour as the kitchen instantly made the room feel more welcoming. The drapes frame the large window with the nice view of a private back yard.

Remove extra furniture also lets buyers use their own imagination. Little hits of colour with artwork help make rooms interesting.

Before: the ceiling in this master bedroom felt very low because of the wallpaper border and the ceiling fan andthe high over-powering furniture.

Removing the border, painting the walls, replacing the ceiling fixture and moving furniture around was a huge immediate change. Bringing in Styled & Staged rental accessories took the room to the next level. Artwork, linens, lamps, drapes and accessories give the buyers an example of the room’s potential.

Moving the bed around and adding, artwork, linens, area rug and drapes all made a huge difference. We didn’t have to paint these walls.

Blinds are great on windows for privacy but they can leave a cold feeling (especially with gray walls) so adding the red side panels really warm up the space and showcase how large the window is.

Showcase unique features in a house like this built in desk area. I wanted buyers to visualize themselves using it a home office since it’s the 4th bedroom or a guest room. Keeping the neutral colours give buyers a blank canvas to do their own thing. Bringing in a smaller bed also made the space feel larger.

It’s unusual to have such large bedrooms but with all the ‘stuff’ buyers could not see the full potential. It was necessary to take out the ‘personal’ items in this room so buyers could imagine this for a boy or a girl of any age.

24 Hour Transformation
August 18, 2011
This very busy and active family needed their house staged within 24 hours! Obviously with the time frame certain things like painting were not possible. Styled & Staged worked very hard bringing in rental inventory for a complete transformation.
Your home should be a very personal space where you can showcase your personal and sentimental items. However, when selling your these items should be removed so buyers are looking at the architectural details of the house instead of your ‘stuff’.
Moving the furniture around really opened up the space and made it feel so much larger. Adding the ivory area rug brightened up the room and gave some relief to the saturated colours on the wall.
Moving the couch really opened up the hallway and expanded the width of the room. It also allowed easier traffic flow and almost created another sitting room in the hallway.
Adding soft lights gives a warm ambiance to a room. Bringing in bold artwork makes it easy to incorporate more accent colours for texture, layers and interest.
Less if more. It’s calmer on the eye to have a couple large pieces of artwork instead of lots of little pieces. The camera doesn’t pick up details in little items so it just looks like clutter which can be distracting.
Adding large artwork gives this room more drama and impact to the dining room. Continuing the same colour scheme makes the two rooms blend well. Since there aren’t any drapes I gave the illusion of a wider room by hanging matching wall sconces and I balanced the room with side chairs. Fabric runners and flowers add more texture and softness. Adding a tall centerpiece gives height to help fill the space since there isn’t a hanging chandelier
This is a great eat-in kitchen and it just needed a bit of interest that was easily acheived through artwork and setting the table with complimentary colours.
When selling your house you want it to appeal to the masses and showcase permanent features of the house. Neutral accessories show off the fireplace and the beautiful slate hearth. The ivory rug enlarges the space. Using a toy box as a coffee table disperses the red throughout the room.
Adding hits of gray and black through accessories and artwork enhances the all the granite in this area. A few pops of red carry the couch colour throughout the three areas for interest.
You never know who your buyer will be so you just want to have large, clear spaces so they can use their imagination of how they will use the room.
Replacing the TV with candles and a plant soften the room and add atmosphere. The leather chair fills in the corner nicely and entices buyers in to a comfortable room.
Wall decals are adorable and amazing for kids rooms since they add so much personality. However, when selling your house it is better to have simpler walls. This room still has a lot of the ‘wow’ factor even though it is toned down a bit.
Simply moving some furniture around and removing extra tables and chairs makes this room clean, cheery and appealing and makes it feel so much larger.
When rooms are painted a dark colour and there isn’t enough time to paint a simple trick is to add light colour accents or chairs in the corners to help the space or it can look like a dark hole in the photos.

4 Examples How Inexpensive Area Rugs Helped Sell These Four Houses in Less Than One Week!
It seems like everyone wants hardwood floors instead of carpets. I am always asked if the floors should be bare for Stagings. I think you want to expose your beautiful hard wood floors as much as possible. Buyers will want to see what is underneath to make sure there is no damage. I also think that area rugs can be very helpful in certain situations. View these 4 examples of when an area can benefit in the sale of a house for very little expense.
#1 SOLD FIRST WEEK – Kevin Coady, Royal LePage Team Realty
When placing furniture on angles, the area rug can ground and define the space so it doesn’t look like the furniture is just ‘floating’. The pattern on the rug gives the room some interest since everything else is solid in colour.
#2 SOLD FIRST WEEK – Monica Flores, Royal LePage Team Realty
We want to create neutral rooms but not boring rooms! Adding this playful area rug allowed me to incorporate artwork and other accessories that flowed into the adjoining dining room. My job is as a Stager is to give buyers some inspiration.
#3 SOLD FIRST WEEK – Kim St-Denis, Royal LePage Team Realty
There was a lot of wood, glass, metal, tile and leather in this contemporary home. Placing the thick shag carpet gave the room just enough softness and texture to make it feel more inviting. The warm colour enhanced the tiles in the fireplace making it the showcase. Since they didn’t have a coffee table the area rug also helped fill the void.
#4 SOLD FIRST WEEK – Monica Flores, Royal LePage Team Realty
When a large open space isn’t defined by walls an area rug can create a ‘room’ and an intimate space. The furniture also shows up better on the ivory carpet. Without the carpet this space just looked like a dark hole. The ivory also picks up the ivory in the artwork, lamps and candles for a cohesive look.
